A skylight can transform a dark kitchen, hallway or bathroom. It can also be the number one source of leaks on a roof when it is installed or flashed wrong. We are roofers first, which means every skylight we install gets the right curb, flashing kit, ice and water shield and sealing to tie into the roof properly.

Skylights That Handle Valley Sun and Snow

Yakima Valley summers put a lot of heat through a skylight and winters put snow on top of it. We recommend low-E, insulated units with the right flashing for your roof pitch and material, and we place them where they add light without turning a room into a greenhouse.

Do skylights always leak eventually?

No. Skylights leak when they are installed without the proper curb, flashing kit and ice and water shield, or when old seals fail. Installed and flashed correctly by a roofer, a quality skylight stays dry for decades.

Can you fix my leaking skylight without replacing it?

Often yes. Many leaks come from failed flashing or sealant, which we can re-flash and reseal. If the unit itself is cracked or fogged, replacement is usually the better value.

Should I add skylights when I replace my roof?

Yes, if you are considering it, a re-roof is the best time. The flashing gets done once with the new roof and the cost is lower than a separate install later.

How much does a skylight cost installed?

Most installed skylights in our area run from about $1,500 to $4,000 depending on size, unit type and roof. We give a free written estimate.
