Yakima Valley Roofing
Roofing in Yakima, WA
Re-roofs and repairs built for Yakima winters and summer heat, from a Yakima Valley roofing crew.
Pantoja's Construction does roofing in Yakima, WA: complete re-roofs, leak and storm repairs, shingle and metal roofs, and insurance claim help. We are a GAF Certified, family-owned roofing and siding contractor that works all over the Yakima Valley. We do not have a Yakima office. We drive up I-82, meet you at your house and give you a written price.
Yakima has colder winters than the Tri-Cities and hot summers of its own, and a roof here has to handle both. Snow sits longer, ice dams form at the eaves, and the swing from winter lows to triple-digit summer days works on every seal and fastener. We build each roof as a system for that whole range.
What Yakima's Climate Asks of a Roof
The City of Yakima's Codes office publishes the design numbers every roof in town is built to. Here is what they mean in practice.
Snow load set by elevation
Yakima's ground snow load is 19 psf, and roofs are designed for 20 psf at elevations of 1,166 feet or lower and 25 psf above that. Homes in the higher parts of the area carry a heavier design load, one more reason to replace soft decking during a tear-off instead of covering it.
Ice barrier underlayment required
The city requires ice barrier underlayment and rates weathering as Severe. We run ice and water barrier at the eaves and valleys on every Yakima roof, which is what stops ice-dam meltwater from backing up under the shingles.
Colder winters than the Tri-Cities
Yakima's design criteria list an air freezing index of 1011 and an 11°F winter design temperature, compared with 801 and 13°F in Kennewick. More freezing means more freeze and thaw at the eaves, flashing and chimneys, so those details get extra attention.
Hot summers, too
Yakima averages about 40 afternoons a year at 90°F or higher and hit 113°F on June 29, 2021. Balanced attic ventilation keeps that heat from aging the shingles from below, and it helps with ice dams in winter as well.

Yakima Re-Roof Permits and City Limits
Inside Yakima city limits, a residential tear-off and re-roof is one of the permits that does not need plan review. The City's Codes office lets you apply, pay and get it issued through its online permit portal, which keeps a re-roof moving. We check with the City of Yakima Codes office and pull the permit when one is required.
Not every Yakima address is inside the city, though. Terrace Heights and much of the West Valley are unincorporated parts of Yakima County, so the county, not the city, handles building permits there. We confirm which office covers your address before we schedule the work.

“I had an Emergency roof repair because of the storms and high winds recently. I called Fernando Munoz, who had done repairs for me before. Once again he responded promptly. He was courteous, and did an excellent job. I am a retired home inspector I know what I'm looking at.”

Yakima Roofing Questions
Do I need a permit to re-roof in Yakima?
Inside city limits, yes, and a residential tear-off and re-roof is one of the City of Yakima permits issued through its online portal without plan review. In unincorporated areas like Terrace Heights, Yakima County handles permits. We check which applies and pull the permit when one is required.
Is metal or shingle better for Yakima snow?
Both work when they are installed right. Metal sheds snow faster and handles heat well, but costs more up front. Architectural shingles cost less and carry strong GAF warranties. Either way, ice barrier at the eaves is required in Yakima and comes standard on our roofs.
How do I stop ice dams on my Yakima roof?
Ice dams form when attic heat melts snow that refreezes at the cold eaves. The roof side of the fix is ice and water barrier at the eaves plus balanced attic ventilation, which we build into every Yakima roof. Keeping house heat out of the attic matters too, and we point out anything we see during the inspection.
Do you have an office in Yakima?
No. We work in Yakima regularly. We come to your home for the free inspection and the work.
Does the up to $1,000 offer apply in Yakima?
Yes, on qualifying jobs: $500 off projects under $20,000 and $1,000 off projects of $20,000 or more, taken off the written price. Not every project qualifies, and we confirm it on your estimate.
