Roofing in Pasco, WA

Re-roofs and repairs for Pasco homes, from the newer streets of West Pasco to the older east side. Free inspection, price in writing.

Pantoja's Construction handles roofing in Pasco, WA: new roofs, repairs, wind damage and insurance claims for homes on both sides of town. We are a GAF Certified, family-owned roofing and siding contractor serving Pasco and the rest of the Tri-Cities. We do not keep an office in Pasco. We come to your house, and we can do the whole visit in English or Spanish.

Pasco has changed faster than any other city we work in. A big share of its houses went up in the last 25 years, and many of those first roofs are now reaching the age where repairs stop making sense. Older homes downtown and on the east side tell a different story: more layers, older decking and ventilation that never got brought up to today's standards. We price each house for what it actually needs.

Why Pasco Roofs Wear Out the Way They Do

Pasco shares the Columbia Basin climate with Kennewick and Richland, but its housing gives it its own roofing story.

A city that more than doubled

Pasco grew from 32,066 people in the 2000 census to 77,108 in 2020, and much of that growth became new subdivisions in West Pasco and along the Road 68 corridor. Homes built in that boom are now roughly 15 to 25 years into their first roof, which is when shingles start losing granules and curling at the edges.

Production roofs, production details

Tract roofs go on fast and to a budget. When we replace one, we check the attic ventilation balance and install new flashing at every wall, pipe and vent instead of reusing the old pieces, so the second roof outlasts the first.

Wind and dust off open country

Pasco sits next to wide-open farmland in Franklin County, and Tri-Cities wind pushes dust and grit across roofs and into gutters. Grit wears down granules, and lifted tabs let wind-driven rain in. High-wind nailing and sealed edges keep a new roof tight.

Long, hot, dry summers

Summer heat ages shingles from above and from the attic below. Intake and ridge ventilation sized for your attic is part of every Pasco re-roof we price, not an upgrade.

Pasco's 2025 Permit Change, Explained

Pasco does this differently from its neighbors. On June 2, 2025, the City Council adopted Ordinance No. 4770, and a residential roofing replacement limited to shingles, underlayment and flashing no longer needs a building permit. For a lot of Pasco homeowners that means one less fee and one less wait.

The catch: the city still requires a permit for replacing structural parts of a building, like framing or sheathing, and sheathing is your roof deck. If we tear off the old roof and find soft or rotted decking that has to come out, that part of the job falls outside the exemption. We check with the City of Pasco's Community and Economic Development Department and pull the permit when one is required. You can read the city's own summary here: Pasco Reduced Permit Requirements.

★★★★★

“Fernando responded quickly on a Saturday to make shingle repairs after a wind storm, and even sealed open nail holes and cracked vents in other locations that he saw while he was on the roof.”
Ryan Withers, Google. The reviewer did not say where they live. We share it because weekend wind repairs are the call we get most from the Tri-Cities.

Pasco Roofing Questions

Do I need a permit to replace my roof in Pasco?

Not for a straight shingle job. Since Ordinance No. 4770 in June 2025, Pasco does not require a permit for a residential roofing replacement limited to shingles, underlayment and flashing. Replacing roof sheathing or framing still needs one, and we pull it when the job calls for it.

What happens if you find rotten decking on my Pasco house?

We show you photos, price the boards in writing before we replace them, and handle the permit with the City of Pasco when deck replacement requires one. You never find out about extra work on the invoice.

My West Pasco house is about 20 years old. Does it need a new roof?

Not automatically. Plenty of original roofs that age still have life, and some only need repairs. Signs it is time: bare spots where granules are gone, curled or cracked shingles, repeat leaks, or lots of granules in the gutters. A free inspection tells you which one you have.

Do you speak Spanish?

Yes. Our team works in English and Spanish, and our whole website is in Spanish too. We can go through the inspection, the estimate and the work in whichever language you prefer.

Do you have an office in Pasco?

No. We come to Pasco for inspections and jobs. We meet you at your home, so there is nowhere you need to go.

Does the up to $1,000 offer apply in Pasco?

Yes, on qualifying jobs: $500 off projects under $20,000 and $1,000 off projects of $20,000 or more, taken off the written price. Not every project qualifies, and we confirm it on your estimate.
