Tri-Cities Roofing

Roofing in Richland, WA

Re-roofs and repairs for Richland homes, from wartime alphabet houses to South Richland builds. Permits and paperwork handled.

Pantoja's Construction provides roofing in Richland, WA: tear-off re-roofs, repairs, storm damage and insurance claim help for Richland homeowners. We are a GAF Certified, family-owned roofing and siding contractor, and we serve all of the Tri-Cities. We do not have a Richland office. We come to your house for a free inspection and a written price.

Richland has some of the most varied housing in the region. Central Richland still has homes the federal government built for Hanford workers during World War II, while South Richland and Horn Rapids keep adding new streets. An 80-year-old roof deck and a 10-year-old one need very different attention, and we price yours for what is actually on it.

What Richland Homes Ask of a Roof

Same Tri-Cities weather as Kennewick and Pasco, very different houses. Here is what we look for in Richland.

Wartime alphabet houses

During the Hanford project the government built Richland's housing and gave each floor plan a letter, which is why locals call them alphabet houses. The government sold the last of them by 1960. On a house that age we check for board decking, old repairs and extra layers before we put a price on it.

Older attics, hot summers

Many older homes were built with little attic ventilation, and Tri-Cities summers are long, hot and dry. During the re-roof we add or rebalance intake and ridge ventilation where the attic allows it, to keep the deck and shingles cooler.

Columbia Basin wind

Richland gets the same strong winds and spring and fall dust storms as the rest of the Tri-Cities. Sealed starter strips, high-wind nailing and wind-rated ridge cap keep edges from lifting.

Newer roofs still need a look

Newer homes in South Richland, near Badger Mountain and in Horn Rapids are not immune: wind can lift tabs on a young roof, and hail or a fallen limb can bruise shingles. A free inspection catches it early, and our storm damage repair crew fixes it before it leaks.

Richland Re-Roof Permits

Richland's building FAQ lists reroofing a building among the work that needs a permit, and it says the requirement depends on what is being done, not on what it costs. Since June 2024 the city takes applications through its online permitting system.

We check with the City of Richland Building Permitting office and pull the permit when one is required, then schedule the inspection around the job. One of our Google reviewers wrote that the city inspector on their job talked highly of the work. That reviewer did not say where they live, but it is the standard we hold on every permit we pull.

If you live in West Richland, that is its own city with its own building department, so we check its requirements separately.

Richland Roofing Questions

Do I need a permit to replace my roof in Richland?

Yes. Richland's building FAQ lists reroofing among the work that requires a permit, regardless of the job's value. We check with the city and pull the permit as part of the job.

Can you re-roof an older alphabet house?

Yes. We tear off to the deck, check the old boards and any past repairs, replace what is soft and add ventilation where the attic allows it. You get a written price once we have seen the deck from the attic and the roof.

Do you work in West Richland too?

Yes. West Richland is its own city with its own building department, so we check its permit requirements separately. Everything else, from the inspection to the cleanup, works the same.

Do you have an office in Richland?

No. We serve the whole Tri-Cities and come to your home for the inspection and the work.

How long does a re-roof take in Richland?

One to three days for most homes once the permit and materials are ready. Older homes with deck repairs or steep sections can take longer, and we give you the schedule up front.

Does the up to $1,000 offer apply in Richland?

Yes, on qualifying jobs: $500 off projects under $20,000 and $1,000 off projects of $20,000 or more, taken off the written price. Not every project qualifies, and we confirm it on your estimate.
